We structure our investments to be made in key areas of the markets we operate in. Our criteria for the selection of investment locations include positive population growth, economic growth, and entry pricing characteristics. We also assess opportunities in areas outside of our focus markets where we find compelling investment opportunities from which returns can be maximized and associated risks managed.
  • Opportunities for significant capital appreciation, while supplementing returns with current cash flow
  • Assets with inadequate capitalization, prior mismanagement/neglect or poor leasing strategies
  • Commercial and residential property development or redevelopment
  • Access to real estate by acquiring debt and equity interests owned by banks, special servicers or other lenders
  • Real estate-related debt, such as whole mortgages, that can be acquired and converted into direct or indirect real property interests
  • Select Opportunity Zone investments
  • Market inefficiencies that provide multiple capitalisation options
    • Markets or properties that are “off the beaten path” and/or perceived as being out of favor by other investors
    • Capitalizing on sellers’ strategic or financial motivations

Priority Precincts and Opportunity Zones

Landrise constantly looks for investment in key areas within the markets we operate, including government-designated locations such as priority and growth precincts, opportunity zones, and metropolises. Our team members are on the ground in these areas and have substantial experience and expertise, coupled with extensive networks and established relationships that allow us to constantly source, secure, and invest in attractive deal flow.

Off-Market Deal Flow

Our deal flow is usually sourced off-market and through our extensive network of landowners, real estate firms, and brokers. Based on our experience, off-market deal flow allows Landrise to secure flexible asset acquisition structures and, in doing so, minimize costs and enhance returns.
